Bio

Karolina Ullman is a key contact for Nordic clients in Estonia and a trusted advisor for those seeking expert legal assistance in the country. She has earned accolades from clients for her understanding and pragmatic approach, with one client noting: “She directly understood our problems and was very useful.” Fluent in Swedish, Estonian, and English, Karolina bridges cultural and legal gaps seamlessly.

Karolina is a dual-qualified Attorney-at-Law, admitted to both the Swedish and Estonian Bar Associations. She has been practicing law in Estonia since 2004 and is a co-founder of NJORD Law Firm in Estonia. Recognized as a foreign expert by Chambers Global, she brings a wealth of knowledge and experience to her practice.

Karolina leads NJORD’s Intellectual Property (IP) team and Regulatory teams. Her leadership in these areas reflects her deep expertise and commitment to delivering exceptional legal solutions.

Karolina has extensive experience navigating the rapidly evolving regulatory landscape of cryptocurrency and blockchain technology. She advises clients on Anti-Money Laundering (AML) compliance, licensing for crypto and gambling industries, and compliance with the EU’s new MiCA regulation.

With more than 10 years of experience in licensing, Karolina has assisted numerous businesses in obtaining necessary authorizations, ensuring regulatory compliance, and staying ahead of industry changes.

As the only Swedish lawyer working in Estonia, Karolina and her team handle cross-border inheritance matters, including registration of successors in the land register, dividing inherited estates, communicating with banks and authorities, and planning and executing real estate transactions such as lease agreements, real estate planning and development, and permit issues. These legal areas often present challenges for those living abroad who may not be familiar with Estonian legal terminology, legislation, practices, or administrative systems, including notaries public.

Karolina’s multilingual capabilities in Swedish, Estonian, and English enable her to serve a diverse client base effectively.
